 In today’s environment for the multifamily industry, we believe our responsibilities as Managers should not stop with the traditional reporting and analysis, as this is only a partial view of the actual challenges, past, current and forthcoming, that an owner has to be aware of in order to successfully navigate the intended course and to make the necessary corrections in a proactive manner. We manage properties with an Asset Management focus and in that capacity, we are constantly advising and helping owners adjust their ownership cycle, divest by maximizing value of properties even if it happens only few months into our Property Management contract and make recommendations that only a team familiar with the day to day operations of the property coupled with an in-depth knowledge of professional Asset Management can make.
 We found out that offering our residents additional services that can bring value to the community and ignite their desire to participate, invariably generates better and sustained bottom line results, from up to 50% lower turnout (hence less turnover expense), higher collection, occupancy and a higher level of security. Ours is a serious, professional and consistent effort that we implement at minimum or no cost in the property budget, by tapping into available resources and partnerships with government agencies, non profits, churches etc.  Please see the survey conducted at one of our communities where you can see that the favorable opinion on our programs is 80% or higher, and most importantly, that these program influenced their decision to stay, in 64% of the respondents. The list shown in the survey is only a partial list of the actual activities since the Senior Program encompasses at least 7 permanent activities, and many one-time or periodic events not included.
 Our technological platform has enabled us to transfer many menial, repetitive tasks to the Corporate office. This setup allows us to have updated information on every aspect of the property (available for the owners by accessing our system), and to be more effective in leasing, collections, and maintenance by deploying powerful applications run by the corporate staff, to assist and complement the on-site staff efforts, which are then focused on issues that actually add value to the property and/or the tenants and in many cases, result in the elimination of on-site staff, reflected in savings to the property, while receiving a more effective Property Management service at competitive rates.
