What is the difference between the cash basis and the accrual basis of accounting?

The two accounting methods differ only in the timing of when sales and purchases are credited or debited to the account.

For the cash method, income is counted when cash (or a check) is actually paid, and expenses are counted.

For the accrual method, transactions are counted in the moment they happen.

What is the difference between a single family and a multifamily property?

The single unit is a portfolio with less than 8 units.  A building with more than 8 units is a small multi family and a multifamily is a portfolio with more than 20 units.

How many units do Strategic Properties manage?

We manage 2000 units in Atlanta and Florida. We manage different type of properties: single family, multi family, condos and luxury.

How often will the property manager communicate with you?

The property managers keep in touch with us by the technological medias applied to our core business, monthly we send an owner statement and for properties up to 20 units we also make a weekly call.

Rent Payments

How much does an eviction cost?
This depends on whether the eviction process is complete or not . 
If the eviction process begins but the tenant agrees to pay , the eviction process is not complete attorney services and papers should assume a total of $ 250 . If the eviction process is completed and not reach any agreement is charging $ 500
How do they handle collecting rent and how do they send you the rent?

The tenants can both send checks and money orders and pay electronically, so we can provide both electronically and physically to the collection and the organization of the payments

what is Strategic Properties late rent policy?

Beyond 5 days there will be a late fee of $40
